General Contracting

General contracting, often referred to as a traditional delivery system, allows the owner to engage with the architect/engineer to prepare the design of the entire project. Upon design completion, the project scope is competitively bid to a construction firm for a fixed lump sum. This approach is most ideally suited for straightforward projects with well established and clearly defined roles for every member of the project team and is typically not the best solution for complex, phased, or highly-invasive projects.

As the general contractor, EUROSTAR first creates the highest level of trust and integrity with its clients. EUROSTAR values its role in the success of client’s project, and take all the steps needed to ensure the end product is one that meets client’s needs and makes EUROSTAR proud. Selecting EUROSTAR as your general contractor means you leave the details to us – from day-to-day oversight of the construction site and management of vendors and trades to the communication of information to involved parties throughout the course of the project.

EUROSTAR’s responsibilities when serving as the General Contractor include:

Pre-Construction & Planning

EUROSTAR’s approach to preconstruction is a disciplined and systematic method of optimizing every aspect of construction: cost, design, schedule and methods. EUROSTAR identifies each project's unique challenges and solve them in advance. Sometimes it's figuring out the fastest way to get from point A to point B. Other times it's inventing a way to build something that has never been done. No matter the size or complexity of the job, EUROSTAR’s thorough preconstruction services make every project the best it can be.

EUROSTAR has a full-time dedicated Preconstruction Department that provides support to its client's from Schematic Design to project startup. EUROSTAR provides comprehensive Preconstruction Services that include estimating, scope coordination, constructability reviews, scheduling, systems & materials options analysis, value analysis (engineering), sustainable materials and methods analysis, and trade contractor procurement.

EUROSTAR’s ability to build high quality buildings is due to its relentless focus for "setting the project up for success" during Preconstruction. EUROSTAR takes a unique, “value-based” approach to preconstruction assuring its clients that EUROSTAR is focused on understanding, capturing, and implementing their definition of project value. Rather than simply “estimate” the Project, EUROSTAR’s processes reduce inherent risks, flush out coordination issues, and account for end-of-day costs. EUROSTAR focuses on helping clients balance their program, budget, schedule, and design in a manner that sets up each project for success.

EUROSTAR’s Preconstruction Services are driven by a “do what it takes” culture managed by efficient, proactive and proven processes and procedures. EUROSTAR’s approach to preconstruction allows it to provide an added value to each Client through the following:

Construction Management

Our construction management philosophy focuses on developing an interactive, inclusive working relationship among the client, the design firms, and the EUROSTAR’s team. We begin the management process immediately upon award and remain your partner until the project is complete, the building is fully operational, and all of the members of the team are satisfied.

We provide construction management services in two phases: preconstruction and construction. Meaningful preconstruction services bring value, potential cost savings, and informed decision-making to the client while eliminating surprises to provide you with a predictable outcome.

  • During the preconstruction phase, we provide planning and scheduling, estimating, value engineering and constructability reviews, purchase of long-lead items, budget development and monitoring, and prequalification of subcontractors.
  • During the construction phase, we buy all required material, subcontractor services, build your facility, and ensure that your facility is fully operational.

Key to EUROSTAR’s ability to successfully deliver projects through the construction management module is the continuity of the team from the preconstruction phase through the construction phase.
